Frequently Asked Questions

How many dwellings are allowed? The main house and a second dwelling. Maximum coverage 8% of Stand. By special Application 12%.

How many staff rooms are allowed? Maximum 110 m2

HOW many garages are allowed? Unlimited number — restricted only the maximum building area of 8% coverage.

How many carports are allowed? Unlimited number — restricted only by the maximum building area.

NOTE: The above may not exceed 2 levels. All buildings must be the same style.

How many stables are allowed? A maximum of 6 (six) plus a feed room and tack room.

NOTE: Stables may not have a thatch roof. If the main dwelling/s is/are thatch, the stables must be in a similar profile and colour to the dwelling/s.

What percentage of the land area may be built on? Maximum of 8% (eight percent). The Council may allow this to be increased to 12% with ALL neighbours written approval.

Boundaries. There is a 10m building line on neighbour boundaries. There is a 15m building line from the street boundaries.

Walls Up to a maximum height of 1.8 (6ft) no plans are required. If higher, plans are required by the Council. Walls must be properly finished on both sides.

May any type of building material be used? No - BR sheeting or Pre-cast walls are not allowed.

Are there any builder’s rules/guidelines? Yes, these may be collected from the Admin Office at the main entrance Gatehouse.

Do BCE need to sign building plans? Yes, this is a requirement from the original developers and is required by the Council. Fence boundary lines must be shown. Bridle Trail servitudes 8m/4m must be shown.

May I have as many animals on the Property as I like? You are restricted to 6 large animals (horses, cows, ostrich), 10 medium animals (dogs, goats, sheep), 50 small animals (fowl). No pigs or piggeries are allowed.

Are there any rules that apply to the Bridle trails Yes — No motorised vehicles are allowed on Trails, with the exception of security vehicles, driven by BCE staff.

May I fence off the bridle trail? No walls, fences or buildings are allowed on the bridle trails
